The Valuation Chamber has agreed to publish the WOZ values for 2021 for residents and businesses of all participating municipalities in BsGW. These WOZ values ??are appraised to the actual value of the previous year on 1 January 2020. With this approval, the Valuation Chamber indicates that the new WOZ values ??by BsGW meet the statutory requirements. The Valuation Chamber checks every year whether the tax cooperation and municipalities properly carry out valuations of real estate such as houses.

Now that the Valuation Chamber has agreed to publish the WOZ values, BsGW can prepare the tax assessments for 2021. These tax assessments will be sent in the second half of February.

Corona (covid-19) dominates our daily lives and has a major impact, especially in certain industries. Market developments show that covid-19 does not affect the value of homes. Where corona has a value-determining influence on real estate, in particular on non-residential properties, BsGW has taken this into account.

WOZ value too high?

Sales figures from the land register show that house prices continue to rise. The WOZ value has now been rising for five years in a row, since the end of the crisis in the housing market. It is also possible that a higher WOZ value is stated on the assessment notice because BsGW has additionally checked the object characteristics of a building. Object characteristics are, for example, the type of the home, size, content, location, maintenance of the home and other characteristics.

Call

BsGW calls on residents who believe that their WOZ value has been set too high not to immediately object but to contact BsGW first. BsGW appraisers are happy to provide explanations and assess free of charge whether the WOZ value has been determined correctly. Objection is often no longer necessary, which saves a lot of time and avoids unnecessary costs.
